Working With Landowners

We work directly with landowners looking to sell land with residential development prospects.

A site does not need planning permission before we become involved. Where appropriate, we can fund the professional team and take a site through the planning process ourselves.

Depending on the land and the owner's preference, we can agree an outright purchase, a conditional contract or an Option Agreement.

Our aim is to agree a structure that is clear from the outset, with realistic timescales and both parties understanding how the transaction will proceed.

Frequently Asked Questions About Selling Land

Do I need planning permission before selling my land?

No. We consider land both with and without planning permission. Where a site has genuine prospects, we can manage and fund the planning process ourselves.

What types of land do you buy?

We consider agricultural land, paddocks, gardens, brownfield property, development plots, redundant buildings, barns and other sites capable of residential development.

How much is my land worth?

This depends on location, planning prospects, access, constraints, development costs and the likely value of the completed scheme. We will assess these points before making any proposal.

Are there any fees to sell my land?

There is no fee payable to Abel Gray when we are acquiring land directly. Legal and professional costs will depend on the structure agreed between the parties.

How long does it take to sell land?

An unconditional purchase can complete relatively quickly. Transactions involving planning will naturally take longer and the expected programme will be discussed before terms are agreed.

Do you buy small plots of land?

Yes. We consider anything from individual building plots through to larger sites.
