Overview

The conversion of a former public house together with two new detached family homes. The scheme is now complete, with all three properties sold.

History & Planning

The site was formerly home to the Samuel Pepys Public House, a long established village pub which had fallen out of use. Abel Gray acquired the property and brought forward a residential scheme that retained and converted the original building, while making better use of the former garden and car park.

The original pub building was around 200 years old and stood in the heart of Slipton. The two new homes were delivered within the existing settlement boundary.

Planning permission for the conversion of the former public house into a single dwelling was granted in June 2022. Permission for two additional detached homes within the wider site followed in October 2023, secured on appeal.

The final scheme delivered three individual homes, with the new properties designed to complement the character of the original building and the surrounding village.

An earlier proposal for a larger scheme had been refused in 2020. Abel Gray brought the site forward in stages instead, securing the conversion first and the two new homes separately, funding and carrying the planning risk throughout.

Planning & Design

Aster House and Peony House were designed in natural stone to complement Lily House and the wider village setting. The scheme was designed to sit comfortably within an established rural village environment.

Delivery

Abel Gray Homes managed the development directly throughout, from acquisition and planning through to construction and completion. Each home was delivered with a 10 year structural warranty. All three properties were sold prior to final completion.
